Avantages

Salary, but not worth it.

Inconvénients

1. 0 training in place 2. Every employee is nothing but a number. 3. The epitome of work hard, not smart. 4. Toxic culture 5. High turnover 6. Ungodly amount of work 7. Complete lack of communication from top to bottom. 8. Unrealistic budgets 9. Fancy name and logo for a company that puts on a facade for “quality customer service” when in reality only care about how they can make more money off their residents. 10. 0 job security and retaliation against anyone who speaks up against dishonest employees who lie, cheat and steal. You’ll see……

Avantages

Coastal Ridge has a strong company culture and values that make it an enjoyable place to work. The 401(k) program is a significant benefit and compares favorably with many employers in the industry. Additionally, the starting pay rates are competitive and provide a solid foundation for attracting quality employees. Overall, the company offers a strong compensation and benefits package that helps set it apart from many competitors.

Inconvénients

Coastal Ridge has provided many opportunities for growth, and I appreciate the current incentive programs. One improvement I would suggest is reviewing the bonus structure. Increasing management bonuses from 10% to a level closer to the 15% offered by some competing property management companies would make Coastal Ridge even more competitive in attracting and retaining high-performing employees. A stronger performance-based incentive can help drive engagement, accountability, and long-term commitment to the company.

Avantages

Strong asset in a desirable area with high demand and qualified applicants; units were easy to lease with proper presentation. Consistent maintenance standards and timely unit readiness supported leasing efforts. High occupancy performance. Small team environment, user-friendly software, and reliable cleaning support allowed focus on leasing. Compensation included hourly pay plus commissions and bonuses. Predictable schedule with weekends closed. I enjoyed my time there overall and would recommend the company.

Inconvénients

Limited responsiveness to onsite pricing feedback; pricing set externally. Follow-up expectations felt excessive relative to conversion value. Hourly pay in the low $20s did not align with workload and cost of living; minimal raise growth. Bi-weekly pay structure and benefit costs were challenging at that pay level. Redundant administrative tasks (manual package notifications, physical files despite digital systems). Inconsistent communication and management transitions impacted workflow.
